The Gilmer County Board of Tax Assessors approved a preliminary version of the county’s 2022 Prebill Mobile Home Digest during its final meeting of 2021 last Thursday.
The preliminary mobile home digest total of $34.9 million is up almost $5 million from the 2021 preliminary digest’s total of $30 million.
“The changes for 2022 include any changes to prebill mobile homes, new prebill mobile homes (and) the inflationary increase,” said Chief Appraiser Theresa Gooch.
Last month, the assessor board approved increases in base cost (per-square-foot) rates, which are used to value mobile homes not valued using NADA (National Automobile Dealers Association) criteria. The make and model of a mobile home must be known before NADA values are used, noted Gooch.
Board members also recently adopted new NADA mobile values, which increased almost 12 percent from the previous year.
During the assessor board’s November meeting, Gooch noted that mobile homes are steadily being bought and sold at higher prices.
“We’re seeing these mobile homes selling and selling with property,” she said then. “Based on our market study and talking to local dealerships, for 2020-21 they are seeing a steady increase in the value.”
Assessment notices for prebill mobile homes are expected to be mailed in January or February, and owners will have until April 1, 2022, to file an appeal.
Final mobile home digest figures will be determined by the tax commissioner’s office.

Board members also approved changes to the wording of the assessors office’s nondisclosure policy.
Under that policy, certain public employees, including government officials, can request their names and other personal information not be included in the assessors office’s online property listings.
The additional wording states that all applicants must be permanent residents of Gilmer County and applicants previously employed out of state, but who meet requirements of the official Code of Georgia and Department of Revenue rules and regulations, may also be eligible for nondisclosure.
A copy of one’s driver license must be provided along with a nondisclosure application to show proof of residency.
